Buying

Finding your dream home should be exciting, not stressful. That's where I come in. My goal is simple: to make buying a home easy and tailored to you, so you can focus on imagining life in your new space.

What is a Buying Agent?

Buying agents work exclusively for buyers, helping them find the property that best meets their needs and negotiating the best price and terms. Unlike estate agents, who represent the seller, buying agents are dedicated to supporting buyers throughout the property purchase process.

While estate agents focus on achieving the highest sale price for the seller, buying agents prioritize the interests of their clients—the buyers. Estate agents are bound by contracts with property sellers and work to secure the best deal for them. With a buying agent, buyers have an advocate on their side with the expertise and skills to level the playing field.

How Does it Benefit You?

Time-saving:
Delegate the Hassle: Let your buying agent handle the time-consuming tasks such as research, property viewings, and negotiations, freeing you up to focus on other priorities.

Expertise and Market Knowledge:
Insider Insights: Tap into your agent's wealth of expertise and local market knowledge to gain valuable insights into property trends and values, empowering you to make informed decisions with confidence.

Off-Market Listings:
Access Exclusive Opportunities: Benefit from access to off-market properties that are not publicly advertised, expanding your options beyond what's available on the open market.

Negotiation Skills:
Maximise Savings: Rely on your agent's skilled negotiation tactics to secure the best price and terms for your new home, potentially saving you money in the process.

Peace of Mind and Support:
Stress-Free Experience: Enjoy dedicated support and guidance throughout the entire buying process, ensuring a smooth and stress-free experience from start to finish.

What to Expect When Working with a Buying Agent:

1. Initial Consultation: Discuss your requirements, preferences, and budget with your buying agent.

2. Property Search: Your agent conducts thorough research and presents you with suitable property options, including off-market listings.

3. Viewings: Accompany your agent on property viewings or receive detailed reports if unable to attend in person.

4. Negotiation: Your agent negotiates on your behalf to secure the best deal possible.

5. Transaction Management: Your agent oversees the transaction process, coordinating with solicitors, surveyors, and other parties involved.

6. After-Care Support: Receive ongoing support even after the purchase is complete, ensuring a seamless transition into your new home.

How Much Does It cost?

My standard fee is 2% of the purchase price, with 15% of the fee paid upfront as a retainer.

For example, a client with a budget of £1 million paid £18,440 after I found and secured their dream home for £922,000. This price was 7.34% below the asking price of £995,000.

I can also offer a fixed fee or a percentage of the saving achieved between the asking price and the agreed purchase price.
